Traffic Regulations

  1. Speed limit is 10 MPH for the safety of children and pedestrians.

  2. Obey one-way traffic signs.

  3. Vehicles should be parked in designated areas. Observe the no parking signs and reserved/disabled parking spaces.

  4. Do not block access to dumpster or fire hydrants.

  5. Long-term parking of vehicles at Snowcreek is prohibited.

  6. No recreational vehicles, campers, or trailers of any type are permitted in the parking lot.

Pet Rules & Regulations

Pet Rules and Regulations

  1. Only owners may have pets in their possession at Snowcreek. Guests and renters may not have pets on Snowcreek Property at any time. Owners responsible for pet policy violations by renters and guests using their unit. There will be a fine of $100.00 per pet per day for unauthorized animals on Snowcreek property.

  2. All pets must be on a leash at all times. All "nuisance" behavior is prohibited, which includes barking, molesting passersby, and defecating without removal.

  3. Violations of Snowcreek rules governing "animals running at large" and "nuisance" behavior are subject to monetary fines.The first offense will result in a letter to the condominium unit owner outlining the violation. Subsequent offenses will result in fines to the condominium unit owner as follows:
    ♦ Second offense $50.00     
    ♦ Third offense $100.00     
    ♦ Fourth offense $200.00     
    ♦ Fifth offense $400.00     
    ♦ Additional offenses will be addressed by the Board

  1. Garbage/Fireplace Ashes
     

  2. Fireplace ashes must be deposited in the designated ash barrel located adjacent to the dumpster.

  3. Garbage cans are for routine household trash. All other items must be deposited in the dumpster. Units 1501-1551 are collected Monday and Thursday. Units 1552-1590 are Tuesday and Friday.

  4. Snow Creek has temporarily discontinued recycling until Ketchum can adopt a policy that supports the recycling program. If you want to recycle please take your items to the YMCA in Warm Springs.

Common Area 

The Common Areas, as described in Article VIII of the Snow Creek Bylaws, include all pathways, grass and landscaped areas, parking lots and garbage receptacles. These areas may be used by the condominium owners and their pets as allowed by the Rules and Regulations of Snow Creek.

Water

For Owners: Water Shut-Offs

  1. We still have many Snowcreek owners who run water down their drains all winter long. Each unit wastes approximately one million gallons doing this procedure.

  2. Please have a plumber install a water shut-off valve and in many cases, separate your pipes from the neighbors so we don’t waste valuable water. Many of you who do run water all winter have plumbing pipes that are connected to your neighbors. Please have a dialog with the owners you share water supply lines with and develop a plan to separate those pipes and install a shut-off valve.

  3. There is still confusion as to what temperture to set your thermostats unit during the winter. Just because you have a water shut-off, you still have to keep the heat at 55 degrees minimum. Some owners even pour RV anti-freeze down their drains to insure that that the P-Traps don’t ice up. Those owners who live in our flats or apartment type units, don’t need to run water. This is because all the pipes are located on the interior walls. Just keep your thermostats at 55 degrees and you should be fine.

Rules for the use of the Clubhouse, Pool, Hot Tub, and Laundry​

  1. The pool will be open June 15th through September 15th, weather permitting.

  2. Entrance to the clubhouse, pool and hot tub areas requires an acknowledgement and acceptance or all posted rules and regulations. Violation of any rules may result in loss of clubhouse, pool, and hot tub privileges.

  3. Clubhouse pool and hot tub hours of operation will be determined by the Board on an annual basis and will be posted on the clubhouse door.

  4. Persons in the clubhouse or pool area after posted closing hours will be considered to be trespassing.

  5. Party gatherings are permitted with the prior approval of the Resident Manager. Clean-up is the responsibility of the homeowner, including any professional cleaning or damage repair necessitated by the event.

  1. Owners are requested to notify the Resident Manger when guests will be using their condominium units.

  4. Bicycles and sleds may be stored on the deck or patio of each condominium unit while occupied or in bike racks located throughout the complex.

  5. No fireworks of any type are permitted at Snowcreek at any time.

Over the Air Reception Devices

  1. Satellite antenna and other over-the-air reception device installations are prohibited on common areas such as roofs, chimneys, exterior walls and grounds.

  2. Any antenna or device installation must be completely within the confines of an owner's exclusive use area. This includes decks and patios.

  3. Antenna or devices may not extend beyond the rail of a deck or beyond the wall or boundary of a patio.

  4. Antennas or devices must be of a color that blends in with the building.

  5. Holes may not be drilled through common exterior walls.

Deck and Patio Regulations

  1. Decks and patios may not be used as a general storage area for items such as, but not limited to, household goods, bicycles, skis, or other recreational equipment.

  2. Bicycles may be temporarily parked on decks while the condominium is occupied.

  3. Appropriate outdoor furniture must be removed when required by maintenance or other circumstances and must be properly secured and stored when not in use.

  4. Personal property unrelated or incidental to the enjoyment of the deck or patio is not permitted at any time.

  5. All items used in conjunction with a deck or patio are the responsibility and liability of the owner.

  6. Decks and patios may not be used for loud parties, overnight sleeping accommodations, drying laundry, or other inappropriate use that could affect the peace and privacy of neighbors.

  7. Owners are responsible for the behavior and actions of guests and renters that use the deck or patio.

  8. Firewood must be neatly stacked and kept below a maximum of one quarter cord (4 ft. x 4 ft. x 2 ft.).

  9. Charcoal or wood burning barbeque grills are not permitted.

  10. Propane tanks are prohibited at Snowcreek. Connect your gas barbecue to the connection to the common gas source by the sliding glass door.

  11. Propane, natural gas, or electric barbeque grills must be clean, safe, and placed on a fire proof mat if the gill is used on a wooden deck.

  12. All decks and patios must have an approved fire extinguisher where grills are used.

  13. The Association reserves the right to determine appropriate use of decks and patios and to make and modify rules for use at any time with notifications to owners.

For Owners: Construction Regulations

  1. All construction work must be completed between the dates of April 1st through June 30th, or September 10th through December 10th. Written Board approval must be obtained for any for any exceptions.

  2. Owners are responsible for any damage they or their contractors may do to the Common Area, including but not limited to landscaping and/or irrigation damage.

  3. Pets, stereos, and radios may not be brought to the work site.

  4. Owners should contact the Snowcreek Resident Manager for information regarding contractor vehicular parking, storing of construction material and placement of construction dumpsters.

  5. Work hours must be in compliance with Sun Valley City Ordinances and all rules adopted by the Snowcreek Condominium Association. No work may occur on Sunday.

  6. Contractors are responsible for the security of the unit where they are working and for all keys to the unit while they are in their possession.

  7. Contractors must remove their own construction refuse. Use of the Snowcreek dumpster for construction material is prohibited.

  8. The Association may require contractors to provide certificates of liability insurance in an amount of not less than $1,000,000; 2,000,000 aggregate.

  9. Owners are responsible to provide this information to their contractors or individuals doing work for or on their behalf.

For Owners:Regulations for Modifications to the Common Areas

  1. All common area modifications must be performed in accordance with Snowcreck Condominium Declaration, Section 10.2.

  2. All common area modifications must be approved in writing by the Architectural Control Committee and the Board of Directors before construction may begin.

  3. Modifications must be commenced within 12 months of the date of approval or the owner will be required to reapply for requested common area modifications.

  4. A fee of $ 100 must accompany all requests for common area modifications, except replacement of doors, windows, and screen doors, which have been accepted as a standard by the Association.

  5. Upon completion of construction, the builder must furnish to the Board a certification that all work was completed in accordance with the plans and specifications submitted to the Board of Directors.
